If you’re new to Auckland Airbnb management, then it can be hard to know where to begin, but with these 15 great tips, you’ll be an Airbnb super host in no time at all. These tips will go over everything you need to know to entice guests and keep them safe once they’ve booked.

Safety

1. Prepare for potential dangers by having plenty of smoke alarms, carbon monoxide detectors, and a couple of fire extinguishers in your Airbnb property. For more information on this, please check out this previous article.

2. Keep a well-stocked first-aid kit in an easily accessible place, and make sure your guests are aware of where it is in case an accident were to occur.

3. Talk a tour around your own home and spy out any points that could be potentially dangerous to guests such as exposed wires, loose tiles, and stairs without railings and get them fixed before you start listing your property.

4. Check your appliances and make sure they aren’t damaged. Replace any damaged items such as electric plug-in points, and frayed cables as these items can spark and could potentially cause a fire. A safe alternative to these could be power boards with safety switches as these will automatically disconnect power in the event of an electrical fault.

5. It goes without saying, but make sure there are no flammable items (plastic, curtains, paper towels or cloths) near your gas cooker. And make sure that your guests are informed of how to use your firepit or electric heaters if you own any of these items.

6. Make sure your guest is well informed about safety protocols and fire exits and also give them multiple contact numbers and emails. It is also best to include these contact numbers multiple times because let’s be honest, most people need to be reminded a few times.

Presentation

7. Use all the tools available to entice people to your property. This means cleaning your property and producing spell-binding images, writing a great Auckland Airbnb management title and description, and marketing your property on Facebook and Instagram. With all these steps ticked off, the challenge is to not be bombarded with bookings!

8. Move any unnecessary items or valuables from your Airbnb property and store them in a safe place such as a locked drawer, safe-deposit box, or a different property.

9. Make sure your mail is redirected or is stored by your local mail centre while you away just in case your guests are nosey parkers, or your neighborhood snails are hungry.

Amenities to provide guests

10. Make sure to include a house manual with the wifi password, contact information, safety procedures, and anything else you want to include, such as exciting places in the area and instructions on how to use Netflix or the spa.

11. Check that the beds and pillows are comfortable and have appropriate sheets (include link to article) and quality mattresses. Also, be sure to include extra blankets, pillows, and towels.

12. Provide basic toiletries such as soap, shampoo, and conditioner because a little bit of extra effort can mean a world of difference when it comes to reviews.

13. A nice touch that will be sure to put a smile on your guest’s faces is to include welcoming touches such as a little wrapped chocolate on the beds, flowers, toys, games, universal chargers, and some basic cooking ingredients. For more information on this, make sure to check out this previous article.

14. Items such as earplugs and electric fans can make any Airbnb experience better, particularly for those people who get overheated easily or have partners who snore (but won’t admit this is true).

15. You can never have too many toilet paper rolls, tissues, lightbulbs, and cleaning equipment. It’s better to have a supply that's suitable for a zombie apocalypse than not having enough supplies.

So now you know the essentials when it comes to Auckland Airbnb management, you can be confident that you can keep your guests safe and enjoying themselves.
